Business Central for real estate owners, developers and managers
Business Central for real estate suits owners, developers and property managers who run many legal entities. It gives each entity clean books. It handles shared charges, group reports, rent bills for simple leases and building costs. But full lease administration is not in the standard product. So we add a property app where your portfolio needs one.

One company per property or owning entity
Property usually sits in separate entities, for safety and loan reasons. In Business Central, each real estate entity is a company with its own bank accounts and ledger. All of them live in one setup with one login. For a new purchase, we copy an existing company's setup. So the chart and reports match from the first entry.
Staff switch between companies in a click. The same user can hold different rights in each. An investor or lender who needs one property gets a read-only role for that company. Then they see nothing of the rest of the portfolio.

Management fees and shared costs between entities
A management company pays staff, insurance and software. Then it recharges the properties. Intercompany features create the matching entry in the other company when the sender posts. So due-to and due-from balances agree. They do not drift apart over the year.
At period end, consolidation pulls the entities into one group company. It removes the balances between them. It can also show ownership shares where a property is only partly owned. So group statements come from one menu run. Nobody has to join exported files by hand.

Rent invoicing in Business Central and its limits
For a few simple leases, each tenant is a customer. The rent is a recurring sales line, billed on schedule. Dimensions tag the property and unit. Reminders chase late payers. Deferrals spread rent paid in advance across the periods it covers.
But standard features stop short of lease administration. Rent rises, common area recoveries, percentage rent and vacancy tracking need more. Lease accounting needs more too. For those, you add a property app, or a separate system that posts to Business Central. We help you pick based on lease count and lease complexity.

Real estate development costs in Business Central
We track a development or big renovation as a project. Tasks cover land, design, permits, building and loans. You enter a budget for each task. Then purchase orders and builder invoices post against it. So reports show committed and actual cost beside the budget as the work moves on.
Draw requests to lenders need cost support by category. The project ledger gives that at once. When the job is done, the cost moves to fixed assets. It can be split into parts with different depreciation lives. So the trail from builder invoice to asset stays whole for audit.
Set up development tracking →- ✓Tasks per cost category
- ✓Budget against committed cost
- ✓Contractor invoices by task
- ✓Cost support for draws
- ✓Transfer to fixed assets
Business Central reports for real estate owners, lenders and partners
Each group wants a different view. Owners look at net operating income per property. Lenders look at covenant figures. Partners look at their share of payouts. Financial reports and Power BI draw all of these from the same ledgers. They filter by company and dimension. They can also arrive by email.
Cash matters most in property. So bank matching keeps each entity's cash current. Cash flow forecasts set expected rent against debt payments, taxes and planned capital spending. Then you decide on refinancing or payouts with a current picture of the portfolio.

Real estate owners ask about Business Central
Does Business Central for real estate include lease management?
Not in the standard product. It bills recurring rent and tracks money owed well. But rent rises, recoveries and lease accounting schedules need a property app or a linked system. For small portfolios with simple leases, the standard tools often do the job.
How many companies can one Business Central setup hold?
One setup can hold many companies. Portfolios with a large number of single-property entities run this way. Real limits come from database size and how you plan month end, not from a fixed cap. So we design the structure around your real entity list.
Can we track each building inside a single company instead?
Yes. Where several properties sit in one legal entity, a property dimension gives a profit and loss for each building. Then you need no separate companies. The choice follows your legal structure. Separate entities need their own companies. But one entity with many buildings uses dimensions.
How are tenant security deposits recorded?
Deposits go to a liability account. Usually there is a dimension for the property and a customer entry for the tenant. So the balance held for each tenant is always visible. Then refunds and deductions at move-out post against the same records.
Is Business Central useful for a real estate brokerage?
A brokerage has different needs, such as commission splits, agent payables and deal tracking. Business Central covers the ledger, payables and reporting. But brokerage software or an extension handles commission sums. So we would look at your commission plan before we advise.
